First off, the property management company, BonaVista has performed leagues above any company I have interacted with. The clear and open communication I have received from the Property Manager, Emily has been appreciated and has always made me feel seen and understood. Deana, the Regional Manager has also always been responsive and communicative when questions arise. I have loved my time at Pivot, so much so that I have upgraded to a larger apartment, and get to move in September :) Thank you Pivot!!!
I’ve been a resident in the building since March, and Ambika became our property manager in December. Since she joined, the difference in management has been very noticeable. Before Ambika arrived, I had several ongoing issues with the previous management and maintenance team that had been unresolved for months. She addressed those problems quickly and has been consistently responsive and helpful. In urgent situations, she has even come out personally to make sure things were taken care of, which I really appreciate. There were also some changes to things that had previously been promised by earlier management. While those changes weren’t always convenient, Ambika took the time to clearly explain the reasons behind them afterward, which I found very professional and respectful. She has also started organizing social events, which has helped create more of a sense of community in the building something that didn’t really exist before. Overall, Ambika has made a very positive impact on the building in a short amount of time.

The room is spotless, well-maintained, and the bed is incredibly comfortable, reminiscent of a hotel. The location is highly convenient, just a 15-minute walk to the train station.
I’ve been a tenant in this building for over three years now, even switching units, and I’ve seen it go through three different management teams. Living here has generally been a negative experience, with constant issues that take an unreasonable amount of time to fix. For example, it took them over two months to resolve a simple outlet problem with my fridge, which forced me to keep an extension cable running across the middle of my kitchen the entire time. With the latest management taking over and changing things so dramatically, I honestly feel like it’s only going downhill from here. In the middle of my lease, they took away my designated charging outlet and now expect me to pay for their overpriced “premium” fast chargers. This sudden change has cost me a lot, all while they continue to raise prices. I really do not recommend living here unless you absolutely have to.
This place will screw you out of your deposit. The leasing manager Grant did an exit walk through with me of my unit and had no complaints about the state it was in, besides needing touch up paint from a few pictures/lights that were hung. Pretty standard. Pivot then sent me an invoice of deductions from my deposit 6 weeks after I left with deductions totaling almost the entire cost of my deposit. This included a cleaning fee despite the lease stating a cleaning fee would only be applied to units that were not cleaned by tenants and those who did not follow the exit instructions. I scrubbed the apartment for hours prior to my exit walk through and used to clean houses professionally while in college. It has been two months since I left and I still haven’t received my deposit back despite providing my new address twice, following all instructions for leaving, and emailing them with no response. When they sent the email with my deductions, they stated I would receive my deposit in 3-5 business days and it has been over two weeks. Also, the rent is pricey for the square footage of the units and considering the quality/lack of amenities compared to other apartment buildings in the area. The location of the building is nice; having easy access to the highway, downtown, and restaurants. However, there are much better options out there. Recommend finding an apartment that actually cares about Tenant Laws so you don’t have to go through the hassle of small claims court.
