Firstly, the staff is very kind, accommodating, and hardworking; they are the only reason this review is not a 1 star review. We really appreciated everyone from the valets, front desk staff, cleaning folks, and restaurant team. Secondly, this is not an up-to-standard Kimpton property. I saw reviews explaining this, but I didn't heed the warnings, and it was rough. The value per night and consistency of experience are greatly lacking. Cons - Overall, it is extremely tired and worn; public spaces, rooms, and "gardens" are very run-down. - Room 530 smelled like cigarette smoke, and we had to change rooms. This was a huge hassle, but the front desk staff were champs. - We stayed in a top-floor River Front "Cottage". They are really more like old-timey townhouses with shared walls and guests below. Strangely, the hotel stages all of the cleaning supplies at the base of the stairs of each building; there was pretty much always a huge amount of trash and debris spilling all over the place, basically at one's doorstep if you were staying on the 1st floor. It is very unappealing and off-putting. _ In our new room 520, the bathrooms and many aspects of the rooms were just plain worn out and should be attended to. - We bought the breakfast package and could not use it each day because the line was so long (15 to 45 min wait times). Kimpton obviously doesn't hire enough staff. Also, they say that the breakfast is covered, but it is only a $50 a day credit total; no one informed us of this, and it is not described anywhere that we could see; the meals were always $80+, and we had 1 entree each and coffee. - There is an absurd Guest Amenity Fee of $35 each day, for what we don't know. There is no pool, hot tub, or exclusive amenities that make this make sense. - You cannot park for free in the near vicinity, and valet is expensive at $60/day. Pros - The staff went above and beyond. - The gym was usable. - Dog friendly. - When we could actually get breakfast, the food was good.

If you’re looking for a prime spot in Portland, the Kimpton RiverPlace Hotel is hard to beat. Its location is definitely its biggest selling point. Being right on the water and next to the park makes for beautiful morning and evening walks. Plus, you’re within easy walking distance of several great restaurants and local eating options. The hotel itself is on the smaller side, which gives it a quiet, relaxed atmosphere that never feels too busy or crowded. The staff—from the front desk to the valet and restaurant teams—are incredibly friendly and make you feel welcome. If you eat on-site, the breakfast is quite good and worth a visit. However, the property is showing its age. While the rooms are kept clean, the decor feels a bit outdated. The bathrooms, in particular, could use a full remodel and a deeper level of cleaning. We had a room with a river view, which was lovely, but it was hard to enjoy because the windows were very dirty. Overall, it’s a solid choice for the location and service, but the physical rooms need some renovation to truly match the premium feel of the Kimpton brand.
Pup enjoyed the stay! This hotel is dog friendly with no pet fee. It is right on the river and easily accessible to the river walk. The room is clean and spacious. They provided dog bed and dog bowls upon request. We booked with Chase Sapphire reserve card, and it was a great weekend getaway.
We had a wonderful stay at the Kimpton RiverPlace Hotel, and what really stood out was the exceptional customer service. Every staff member we interacted with was genuinely friendly, welcoming, and went out of their way to make us and our dog feel at home. That level of hospitality made a lasting impression. The location is fantastic, especially if you’re traveling with a dog. The waterfront is beautiful, and having the park right next door made morning and evening walks so easy and enjoyable. It’s a peaceful area while still being close to everything Portland has to offer. The reason for the 4-star review is the unexpected fees. We booked what we thought was about a $280 room, but by the end of our stay the total came to $378.28 after all of the additional charges and fees. I understand that taxes and hotel fees are common, but it would have been nice if the final cost had been more transparent upfront. Overall, it’s a beautiful hotel with outstanding service and an unbeatable location—I would happily stay again, but I’d just recommend paying close attention to the total price before booking.
We stayed here for 3 nights recently. The location is very good, especially as we were traveling with our dog and it was nice to have the waterfront park right next door. The service was lovely and everyone we interacted with was very warm and welcoming. We felt the rooms looked a bit outdated, and there were a few details that felt out of place for a 4 star hotel- the shower smelled a bit moldy, there were tangles of wires by each side of the bed for the lamp etc., and some of the surfaces in the room were visibly dusty. The valet parking is $60 per night, but there’s a garage about a ten minute walk away that they recommended if we preferred that was $24 for overnight. We had breakfast delivered to the room each morning, and it was delivered on time and we thought it was pretty tasty. The coffee in the lobby in the morning was also very good. We were told there was not a staircase to go up, only to come down in case of emergency, so you must always wait for one of the two elevators. Overall, we had a fine stay here but would not stay again.
